Planning applications under review for housing developments in Graiguecullen, Portlaoise and Ballyroan

The Planning Authorities at Laois County Council have received a number of recent applications for housing developments that would see more than 100 extra homes across the county.

David Walsh Homes Ltd have submitted an application for a 98-unit development at Meadows Fort in Crossneen, Graiguecullen.

The development, if approved, would be the third phase a large development by the company, with Phase 1 consisting of an 87-unit development which began in 2023 and Phase 2 consisting of a 24-unit development approved which began in 2024.

The overall development was initially supposed to be a 131-unit development, however, if the 98 homes are approved it would bring the total number of homes to 209.

All 98 new houses are to be two-storey semi-detached dwellings comprised of the following:

  • Eight four-bedroom houses,
  • 82 three-bedroom houses,
  • Eight two-bedroom houses.

The planning application also includes the provision of new internal roadways and footpaths by extending the existing residential access road from Meadows Way, with works to facilitate vehicular, pedestrian and cycle access as well as car parking and open space areas.

A decision is expected on June 9.

Another application of note in Crossneen, Graiguecullen, came from Whitehorse Developments, trading as ‘Capital Homes’, who have been awarded permission to make alterations to their housing development at Leighlin Road.

Alterations will see a revised layout to accommodate a total of 18 homes consisting of two four-bedroom, two-storey, semi-detached dwellings, and four blocks, each containing two two-bedroom, two-storey townhouses plus two two-bedroom, own-door-access apartments

The application also considered landscaping and site enclosures, with a Nature Impact Statement submitted.

Meanwhile, Fimaglass Limited are seeking to carry out a development at St Michael’s Apartment Block and St Helena’s Apartment Block in Newpark, Portlaoise

The development would consist of extensions and renovations to the two apartment blocks, including removal of the roof on both blocks for the addition of a new storey to each building.

The development would provide two new one-bedroom apartments, bringing the total number of apartments to 12.

A decision is expected on June 9.

Kellyville Ltd have also submitted an application to the Council to make adjustments to their previously approved development at The Cross of Newtown, Ballyroan.

The company are seeking to amend to site boundary, adjust the approved housing layout along the northern boundary and alter the road layout to accommodate the revised house positioning.

This would reduce the total number of units from eight to seven by replacing two semi-detached dwellings with a single detached dwelling. It would also increase in the floor area of the resulting seven dwellings from 125 square-metres to 132square-metres.
